Calabasas is the 33rd most expensive neighborhood in Los Angeles and Hidden Hills is the 21st most expensive
In the latest national ranking of priciest zip codes, California dominated the other states, ranking 72 out of the 100 spots. According to data from Property Shark. Calabasas is the 33rd most expensive neighborhood in Los Angeles and Hidden Hills is the 21st most expensive.
Some contributing reasons:
- Schools: Calabasas and Hidden Hills are in the Las Virgenes School District which is a “Desitination School District” with Top API scores (top 2% in state), acceptances to top universities, small class sizes and lowest student to counselor ratio in the region.

- Safety: Calabasas and Hidden Hills were ranked in the top 50 Safest Cities in California-2017
- Prices: Compared to the other most expensive zip codes in LA, Calabasas and Hidden Hills looks like a bargain compared to Beverly Hills, Bel Air, Santa Monica and Pacific Palisades. These areas have become “Feeder Markets” to the Calabasas and Hidden Hills which is one of the reasons prices have escalated.
One other Calabasas neighborhood, “Greater Calabasas Park,” barely made the list in the 49th spot with an average home price of $1.713 Million between 62 transactions.
