Where Southern California Sellers Are Starting to Budge

“Is it finally a buyer’s market?”

If I had a dollar for every time a client asked, I might be writing this from a private island.

The honest answer is more complicated, especially in Southern California.

There is no single buyer’s market or seller’s market across Greater Los Angeles. Instead, we have a constantly shifting patchwork of neighborhoods, price ranges and property types. A buyer may have meaningful negotiating power on one home while facing multiple offers on another property just a few streets away.

That is why watching homes with price reductions can be one of the smartest ways to identify opportunities in today’s Southern California real estate market.

01   /   The Big Picture

National Housing Headlines Do Not Tell the Local Story

Nationally, buyers appear to be gaining leverage. Redfin estimated that there were 48.5% more home sellers than buyers in the United States during June 2026. Redfin

California’s market, however, continues to send mixed signals. Existing single-family home sales increased in June while the statewide median price declined from its May record. That combination suggests buyers are returning, but they are also becoming more selective about price, condition and value. California Association of REALTORS®

48.5%

More U.S. Sellers Than Buyers

A national signal of growing buyer leverage—not a universal rule for Los Angeles.

Patchwork

Southern California Market

Conditions can shift by neighborhood, price point, property type—and sometimes by street.

Property-Level

Where Leverage Lives

The strongest opportunities often appear when pricing, motivation and local comparables finally align.

In Southern California, the balance can change dramatically from one neighborhood to the next.

Homes in Calabasas, Hidden Hills, Encino, Woodland Hills, Westlake Village, Agoura Hills, Malibu and surrounding communities do not all respond to the market in the same way. Turnkey homes in desirable locations may still attract immediate attention, while properties that entered the market too aggressively can sit, accumulate days on market and eventually require a price adjustment.

That is where the opportunity begins.

02   /   Buyer Leverage

Why Price Reductions Matter to Buyers

A price reduction does not automatically mean something is wrong with a property.

In many cases, it simply means the home was originally priced above what current buyers were willing to pay. Once the seller adjusts expectations, the property may become much more competitive within its neighborhood and price category.

What a reduction may open up

01 A lower purchase price
02 Closing-cost credits
03 Mortgage-rate buydowns
04 Repair credits
05 Flexible closing dates
06 Included furniture or personal property
07 Other terms that improve the overall value of the purchase

The best opportunity is not always the home with the largest price cut. It is often the property where the new price, seller motivation and local comparable sales finally intersect.

03   /   Reading the Signal

A Price Reduction Is a Signal, Not the Entire Story

When a home’s asking price changes, most buyers see a number. We look for the story behind the number.

How long has the property been on the market? Has it been reduced once or several times? Did a previous transaction fall apart? Is the seller relocating? Does the property need work? Is the new price supported by recent neighborhood sales?

These details help determine whether the reduction represents a genuine buying opportunity or simply brings an overpriced home closer to market value.

The Frontgate Lens

01   Days on Market

A property that has been available longer than competing homes may give the buyer additional negotiating leverage.

02   Reduction History

Several small reductions can reveal a different level of seller motivation than one strategic adjustment made shortly after the home was listed.

03   Comparable Sales

We compare the adjusted price with recent sales, active competition, pending transactions and relevant off-market activity.

04   Property Condition

A lower price may be compelling, but buyers must understand the potential cost of repairs, renovations, deferred maintenance and insurance.

05   Seller Motivation

Motivation can influence more than price. It may also create opportunities involving timing, credits, contingencies and other terms.

Where Are Buyers Finding Price-Reduced Homes?

Price reductions can appear throughout Southern California, but their significance varies by market segment.

Luxury Enclaves

Hidden Hills + Calabasas

In luxury communities such as Hidden Hills and Calabasas, a reduction can represent a substantial dollar adjustment while still leaving room for negotiation.

Valley Opportunities

Encino + Woodland Hills

Buyers may find opportunities among larger homes, newer construction, remodeled properties and homes that missed their original pricing window.

Neighborhood Nuance

Conejo Valley

Across Westlake Village, Agoura Hills and Thousand Oaks, opportunities often depend on school boundaries, community amenities, lot size, property condition and neighborhood-specific inventory.

Coastal Complexity

Malibu

Coastal markets require another layer of analysis involving location, insurance availability, coastal requirements and the scarcity of comparable properties.

Frontgate Real Estate specializes in residential and luxury real estate across the West San Fernando Valley, Conejo Valley, Malibu and Greater Los Angeles.

05   /   Affordability

The Affordability Catch

Buyers may have more negotiating power today, but affordability remains a significant consideration.

Mortgage rates, property taxes, insurance premiums, HOA dues and maintenance costs all influence the true monthly cost of homeownership. A buyer should not evaluate an opportunity based on the asking price alone.

Waiting for mortgage rates to decline may improve purchasing power, but it could also bring more sidelined buyers back into the market. If demand increases faster than inventory, competition may strengthen and erase some of the negotiating leverage buyers currently have.

Instead of trying to perfectly time the entire market, buyers can focus on identifying the right combination of property, price, financing and seller motivation.

“The market rarely sends engraved invitations.”

A negotiated credit or rate buydown may sometimes provide more immediate value than waiting for a future rate change that may or may not arrive on schedule.

Frequently Asked Questions

What Buyers Are Asking Right Now

01

Is Southern California currently a buyer’s market?

Certain neighborhoods, property types and price ranges favor buyers more than others. Southern California is better understood as a patchwork market where conditions may differ substantially between nearby communities.

02

Does a price reduction mean the seller is motivated?

It can, but not always. The timing, size and frequency of the reduction should be considered alongside days on market, competing inventory and the seller’s circumstances.

03

Can I offer less than the newly reduced price?

Possibly. A price reduction does not prevent further negotiation, but the strength of an offer depends on comparable sales, current competition, property condition and the seller’s motivation.

04

Can Frontgate notify me when a home’s price drops?

Yes. We can create a personalized search based on your preferred neighborhoods, price range, property type and other criteria. You can receive updates when matching homes are listed or reduced.

05

Are price-reduced luxury homes a good value?

Some can represent excellent opportunities, particularly when the revised price is supported by local comparable sales. Luxury properties are highly individual, so value should be assessed using more than price per square foot alone.

06

Should I wait for mortgage rates to decline before buying?

That depends on your financial position and goals. Lower rates could improve affordability, but they may also increase buyer competition and home prices. The better question is whether the right property can be purchased today on terms that support your long-term plans.
