Why Luxury Sellers May Have an Advantage in Today’s Market

While parts of the housing market have become more measured, the luxury category continues to show notable strength. High-end properties are experiencing stronger price growth, continued buyer activity, and more favorable selling timelines than much of the broader market.

For homeowners considering a sale, today’s market may present an important opportunity. But luxury real estate is never driven by national headlines alone. The strongest results still depend on informed pricing, exceptional presentation, and a strategy tailored to the property, neighborhood, and buyer profile.

Luxury sellers are entering the market with several advantages: stronger appreciation, active qualified buyers, and historically efficient selling timelines.

Market Strength

Luxury Prices Continue To Outpace the Broader Market

Luxury real estate is generally defined as the highest-priced 5% of homes within a particular market. Because property values vary substantially by location, the threshold for luxury in areas such as Hidden Hills, Calabasas, Malibu, or Pacific Palisades will look very different from the threshold in another part of the country.

Across the market, however, the direction is clear. Recent data shows the median sale price of a traditional home rising approximately 1.5% year over year, while luxury home prices have increased closer to 4.7%. That means appreciation at the upper end of the market is currently moving at roughly three times the pace of the non-luxury segment.

Buyer Demand

Qualified Buyers Are Still Making Moves

Buyer demand has become more selective, but it has not disappeared—particularly at higher price points. Recent industry data indicates that sales activity has been strongest in the upper tiers of the market, with transactions above $1 million significantly outperforming several lower-priced categories.

Luxury buyers are often less affected by the affordability pressures influencing the broader market. Many enter a transaction with substantial equity, larger down payments, or cash, giving them greater flexibility to act when an exceptional property becomes available.

That does not mean every high-end listing will immediately attract strong offers. Today’s luxury buyers are informed and discerning. They are willing to pay for quality, but they expect the pricing, presentation, marketing, and overall experience to reflect the value being offered.

Luxury Homes Are Still Selling Relatively Quickly

Luxury properties are also spending considerably less time on the market than they did before the pandemic. The latest data places the median selling timeline for a luxury home at approximately 49 days—well below the 80- to 100-day averages seen during several pre-2020 years.

For sellers, that can reduce some of the uncertainty associated with bringing a high-value property to market. Still, timing alone does not determine the outcome. The best results tend to come from launching with the right positioning from day one rather than testing an inflated price and attempting to recover momentum later.
